President & Partner of SWAT by Kirshenbaum. We were brought in to help rethink and dimensionalize the branding and communications strategy for Turnberry Ocean Club — a 54-story glass tower in Miami — to ensure a high-impact positioning, and ultimately, a successful sellout.
Reinforcing a Legacy While Elevating the Present
Turnberry Associates — the iconic developer behind Fontainebleau, Aventura Mall, and The Signature at MGM — was preparing to unveil their most ambitious residential project to date: Turnberry Ocean Club Residences in Sunny Isles.
With world-class design by Carlos Zapata, the tower had physical presence, but its brand lacked emotional depth. We were asked to reimagine what their previous agency had delivered and build a more impactful strategy that could drive urgency, reflect the Turnberry legacy, and position the property as a once-in-a-generation offering.
Smart. Fast. Integrated. Inspirational.
In just eight weeks, SWAT delivered a fully integrated marketing refresh that was both functional and aspirational:
A distinctive brand platform and editorial voice rooted in elevated living and Turnberry’s storied history
Signature messaging line: "To walk in the clouds, and swim in the sky. That is the Turnberry way."
Dual-track campaign rollout for luxury buyers and international real estate brokers
Redesign and development of all sales and marketing materials, including:
Monthly advertising campaigns (print and digital)
Direct mail and email series
Digital banners and social assets
We also overhauled the architectural video renderings — adding the missing strategic dimension — and transformed them into an emotionally resonant campaign film suite:
A 60-second hero video
A 30-second cutdown
Six social-ready snippets designed for multiple placements
This was a showcase of SWAT’s unique ability to move quickly, think strategically, and execute with both creative precision and business rigor.
